Identity

MetroWest was master-planned decades ago and has since filled in. The result is unusual for Orlando: a high proportion of attached housing and condominiums inside a single street network, with the golf course as its organising feature.

Location and access

West Orlando, between Kirkman Road and S Hiawassee Road, close to Universal and to the I-4 corridor.

Everyday life

Everyday errands happen along the internal parkway; the tourist corridor and downtown are both short drives on well-known routes.

  • MetroWest Golf Club and the parkway that follows it.
  • Bill Frederick Park at Turkey Lake, nearby.
  • Universal Orlando and the tourist corridor to the south.

Housing

  • A large stock of condominiums and apartments from several eras.
  • Single-family homes in gated and non-gated pockets.
  • Condo association health matters here more than in house-only areas.

New construction

There is little vacant land left; new product arrives mostly as renovation or redevelopment of existing buildings.

Getting around

Car-based, with quick access to I-4, SR-408 and the Turnpike through Kirkman and Conroy roads.

Honest trade-offs

What you accept when you choose this area.

Trade-offs

  • Older condominium buildings can carry reserve and assessment questions worth reading carefully.
  • Density and tourist-corridor traffic are part of the location.
  • Product quality varies building by building, not by neighbourhood name.
