Identity

Dr. Phillips is not new. It was built out over decades, which shows in the tree canopy, the lot sizes and the mix of housing from the 1980s onward. It sits close to the tourism corridor without being inside it, and it functions as a settled residential area with full commercial services.

Location and access

Southwest Orlando, near I-4 and the Sand Lake Road corridor, with the theme parks, the convention area and downtown Orlando all within a normal metro drive.

Everyday life

Everything needed weekly is close: groceries, medical services, gyms, schools and an unusually wide range of restaurants along Restaurant Row. Many neighborhoods are organized around golf courses or lakes, with established HOAs.
