Identity

College Park grew from the 1920s onward and kept its street grid, its small commercial strip and its trees. Homes range from original bungalows to full rebuilds, sometimes on the same block.

Location and access

Northwest of downtown, framed by I-4 and Edgewater Drive, close to the SunRail corridor.

Everyday life

Errands and dining concentrate on Edgewater Drive; the lakes and parks handle the rest of the week.

  • Edgewater Drive, with independent shops and restaurants.
  • Lake Ivanhoe and Lake Adair.
  • Dubsdread golf course and its clubhouse.

Housing

  • Bungalows and mid-century homes on grid streets.
  • Rebuilt two-storey homes on original lots.
  • Small apartment and condominium buildings near the corridors.

New construction

Infill only: teardown-and-rebuild is the usual route to a new home here.

Getting around

Car-based with walkable pockets; I-4 and SR-408 are immediate, SunRail is close.

Honest trade-offs

What you accept when you choose this area.

Trade-offs

  • Older housing stock: age of roof, wiring and plumbing varies widely.
  • Lot sizes are modest and street parking is common.
  • Proximity to I-4 means road noise on some streets.
