Identity

Baldwin Park was planned as a traditional neighbourhood: garages on rear alleys, sidewalks on every street, a commercial main street and parks along the water. Everything was delivered inside roughly two decades, so the architecture reads as one coherent piece.

Location and access

Between downtown Orlando and Winter Park, with access through Corrine Drive and SR-50.

Everyday life

The village centre covers groceries, restaurants and services within walking distance for much of the neighbourhood; lakeside paths handle the rest.

  • New Broad Street village centre.
  • Lake Baldwin and its perimeter trail.
  • Blue Jacket Park, on former base land.

Housing

  • Single-family homes with alley-loaded garages.
  • Townhomes, apartments and condominiums near the centre.
  • A neighbourhood-wide association with design standards.

New construction

The plan is complete; new homes appear only as individual rebuilds on existing lots.

Getting around

Walkable internally, car-based regionally, with SR-408 and I-4 nearby.

Honest trade-offs

What you accept when you choose this area.

Trade-offs

  • Compact lots: outdoor space is traded for walkability.
  • Design standards limit what can be changed outside.
  • Little variety in construction era, so fewer product options.
