Davenport sits in Polk County, at the edge of the theme-park influence area. Most of what is sold here was built in the last two decades, in planned communities with pools, clubhouses and coordinated architecture. Location and access

Along US-27 near its intersection with I-4, southwest of the theme-park corridor and outside Orange and Osceola counties. Regional trips toward Orlando, Tampa or the airport are all highway trips.

What an ordinary week looks like.

A newer, spread-out corridor along US-27 and I-4: resort-style communities, quiet weekdays, and weekends shaped by whoever is staying in the short-term rentals nearby. Most trips are by car, and most amenities are inside the communities themselves.
