Lake County

Clermont

Greater OrlandoCentral Florida

West of Orlando in Lake County, where Central Florida stops being flat: rolling terrain, a chain of lakes, and a large amount of newer suburban development.

Talk to Dani

Identity

Clermont is unusual for the region because of its elevation. The hills, the lakes and the historic citrus landscape give it a different feel from the flat, planned areas closer to Orlando. Around the older core, large residential communities have been built over the past decades, and construction continues along the main corridors.

Location and access

In Lake County, west of Orange County, along SR-50 and near Florida's Turnpike. It sits at the western edge of the metro's commuting range: closer to open land than to downtown Orlando.

Everyday life

Outdoor recreation is a large part of the local identity: the lakes, the trail network, cycling on the hills and the training facilities that draw endurance athletes. Everyday errands happen along the commercial corridors, and the historic downtown by Lake Minneola provides a smaller-scale centre.

  • The Clermont chain of lakes, with Lake Minneola at its centre.
  • Waterfront park and the South Lake Trail.
  • National Training Center, used for endurance and aquatic sports.
  • Historic Citrus Tower and the older downtown.
  • Retail and services concentrated along SR-50 and US-27.

Housing

  • A large share of suburban single-family homes built in recent decades.
  • Active new construction communities along the main corridors.
  • Townhomes in newer developments.
  • Older homes near the historic centre and around the lakes.
  • Some lakefront and larger-lot properties, in limited supply.

New construction

New construction is a defining part of the area, delivered by multiple builders across different communities and phases. As in any expanding area, buying in an early phase means living near ongoing work, and the surroundings at closing are not the surroundings five years later.

Getting around

Entirely car-based. SR-50 runs east-west, US-27 north-south, and Florida's Turnpike and SR-429 connect toward the rest of the metro. Trips toward Orlando depend heavily on which corridor you use and at what hour.

Real life here

What an ordinary week looks like.

Hills and water set the routine: cycling and running on the South Lake Trail, weekends on Lake Minneola, and a small historic downtown for coffee and dinner. Commuting east into Orlando is part of the deal for many households.

Routines that fit

  • Training outdoors — the area is a known triathlon and cycling hub.
  • Wanting lake frontage and elevation at a distance from the parks corridor.
  • Accepting a longer drive to central Orlando in exchange for space.

Outdoors and leisure

  • South Lake Trail, connecting the waterfront to neighbouring towns.
  • Waterfront Park on Lake Minneola, with a beach and boat ramp.
  • Lake Louisa State Park, with trails, cabins and paddling.
  • The National Training Center, a public sports and aquatics complex.

Eating and shopping

Historic downtown Clermont holds the independent restaurants, breweries and cafés; the chains and supermarkets line SR-50 on the way out of town.

Hospitals, clinics and full retail are along SR-50 and US-27, so daily needs are covered without leaving the area.

Seasons

Winter is the peak training and event season on the trail and lakes. Summer heat is real, and traffic on SR-50 is heaviest at commuting hours.

Real indicators

Market in Lake County, with sources.

These numbers are published per county, not per neighbourhood or community. They show the direction of the market around this area — they do not estimate the price of a specific home.

Median listing price (county)

The midpoint asking price of homes listed across the whole county that month. It is what sellers ask, not what buyers pay, and a county is far larger than a single community — a specific neighbourhood can sit well above or below it.

Honest trade-offs

What you accept when you choose this area.

Trade-offs

  • Distance from central Orlando is real and shows up daily if you commute there.
  • Rapid growth means traffic along the main corridors changes as more homes are delivered.
  • Some services and specialised healthcare are concentrated closer to Orlando.
  • Community rules and assessments vary widely between developments and must be read individually.
